Tile Roof Repair by Tile Type and Problem
A tile repair starts with two facts: what the tile is made of and how it is held down. Both decide what a matching repair looks like.

Concrete Flat and S-Tile
Concrete tile is the cheaper of the two, at $7 to $19 a square foot installed against $8 to $25 for clay (HomeGuide). It is more porous than clay and stains with mildew more easily. Flat profiles resist cracking better than barrel shapes. The code matters more than the price once tiles break. Salvaged tile can only go back on to repair a tile roof, it has to match in material and profile, and a cracked tile can never be reinstalled (FBC Residential R908.5). HomeGuide suggests buying an extra square of tile at install so matching pieces are on hand later. If your roof came with spares, keep them.

Clay Barrel Tile
Clay barrel (mission) tile installs for $7.50 to $23.50 a square foot, and replacement ridge tiles run $3 to $19 each (HomeGuide). Clay is fragile underfoot, and HomeGuide warns that extra tiles often break during a repair. A good roofer will tell you that before starting and price the spares in. Hip and ridge tiles follow their own rules in the FRSA/TRI manual. Depending on what supports them, they are set with mechanical fasteners, foam or mortar.
Broken and Slipped Tile Replacement
Slipped or loose tiles cost $300 to $750 to reset, and a tile roof leak $200 to $900 to repair (HomeGuide). A small crack at a corner can sometimes be bonded with tile adhesive. A crack that runs the full length or width of a tile means replacing it. Many tile leaks start in the valleys, where leaves and pine straw pile up and back water under the tile laps. Ask for the valleys to be cleared as part of the repair.

Underlayment Lift-and-Relay
Lift-and-relay means taking the tiles off, laying new underlayment and putting the same tiles back. HomeGuide puts the whole job at $1,100 to $9,000 and says most underlayment needs replacing after 20 to 30 years. Under the code, tile underlayment follows the FRSA/TRI manual (R905.3.3). If a sound self-adhered modified bitumen underlayment is already on the deck, it can stay, but only once the roofer has confirmed it and the deck nailing. A two-ply system then goes over it. In the manual's terms that is a mechanically attached base sheet plus a cap sheet. Deck re-nailing during a reroof is covered on roof decking replacement.
Foam-Set vs. Mechanically Fastened Tile
The manual lets field tile be secured with nails, screws, foam adhesive or mortar. Foam systems also need their own Florida Product Approval. On adhesive-set roofs, no extra fasteners are needed from 2:12 up to 6:12. Between 6:12 and 7:12 the first course and every third tile in every fifth course are fastened as well, and above 7:12 every tile is. Battens only appear on roofs of 4:12 and steeper. Ask which method your roof uses before the work starts, because the repair has to match it and use an approved product.

Tile Roof Repair or Retile: Cost, Weight and Timeline
HomeGuide's rule of thumb is to consider retiling once 20% to 30% of the tiles need work. Florida's own line comes from the 25% reroof rule, which roof repair explains in full. Which one bites first depends on when the roof was last permitted.
Retile cost
HomeGuide's national range is $10,500 to $62,500 for a 1,500 to 2,500-square-foot roof, across all tile types.Timeline
A tile roof usually goes on in three to five days (HomeGuide). A repair is often a single visit, but none of the guides we checked give a set duration.Tear-off is required
New roofing can't go over clay or cement tile. All of it comes off down to the deck first (FBC Residential R908.3).Weight
Going from shingles to tile can call for a structural check. HomeGuide lists engineers at $100 to $220 an hour and reinforcement at $1,000 to $10,000.Insurance paperwork
Citizens treats tile roofs differently from shingle roofs when it asks for roof documentation. Roof inspection covers the roof form and the age thresholds.
Soft washing, not pressure, is the usual way to clean tile; see roof cleaning.
