Flat Roof Repair on Tallahassee Homes
On a house, the flat part is usually an add-on: a back porch, a carport, a den or an addition. Each one fails in its own way.

Porch and Patio Roofs
A porch roof usually runs off the house at a shallow pitch and meets it at a wall. Asphalt shingles are only allowed down to 2:12 (FBC Residential R905.2.2), so a porch that was shingled below that has the wrong covering, whatever the age. The wall joint is the other weak spot. If water sits on the porch roof after rain, the framing may have sagged. HomeGuide prices sag and pooling repairs at $800 to $2,500 per 100 square feet. Inside city limits, the City reviews any roof flatter than 4:12 before it issues the permit.

Carports and Breezeways
Carports and covered walkways often carry rolled roofing or a single layer of modified bitumen. HomeGuide puts repairs at $1 to $6 a square foot on rolled asphalt and $3 to $8 on modified bitumen. Most flat-roof leaks start at a cracked or punctured membrane, a tired seam or flashing, or a clogged drain. Modified bitumen is often heat-applied, which HomeGuide notes can be dangerous. Many brands now make self-adhesive rolls, so ask which kind your quote uses.
Additions and Mid-Century Flat-Roof Houses
Additions and older flat-roofed homes usually sit over a living space, so insulation is part of the job. HomeGuide lists polyiso board at $0.50 to $3.00 a square foot. Tapered insulation, cut to a slight slope, is one way to make a dead-level roof drain without reframing it. Some owners ask about turning the flat roof into a pitched one. HomeGuide prices the framing alone at $9,000 to $37,500, before the new covering and any work on vents or chimneys.
Membrane Choices for Houses
- TPO. White sheet with heat-welded seams; HomeGuide expects 10 to 25 years.
- Modified bitumen. Granulated asphalt-based sheet; 10 to 20 years by HomeGuide, about 30 by HomeAdvisor.
- EPDM. Black rubber, $4 to $10 a square foot, 15 to 20 years (HomeGuide). The dark surface soaks up heat.
- Coatings. A coating can buy a dry, sound membrane more years. It won't fix a wet one; see flat roof coating.
Ponding Water and Drainage Fixes
Florida code gives built-up, modified bitumen, single-ply, spray foam and liquid-applied roofs a minimum design slope of 1/4 inch per foot for drainage (FBC Residential R905.9 to R905.15). A reroof doesn't have to reach that slope if the roof still drains positively (R908.1). In practice the fixes are a new or cleared drain ($70 to $340, HomeGuide), tapered insulation, or reframing the low spot. Where the porch roof dumps onto a walkway, a gutter helps; see seamless gutter installation.

Flat Roof Repair or Replacement: How to Decide
HomeGuide's advice is to replace a flat roof that is 10 to 15 years old and needs extensive repairs, and it expects 15 to 25 years from most. Age is only one test.
Recover or tear off
A new membrane can sometimes go over the old one for $4 to $10 a square foot, but only when the damage is on the surface and not in the insulation or decking (HomeGuide). The code requires a full tear-off when the old roof is water-soaked or already has two layers (FBC Residential R908.3). Tear-off adds $1 to $2 a square foot.Blisters
Blistering and alligatoring repairs run $250 to $1,250 (HomeGuide). Under R908.3, blisters have to be cut open and secured before anything goes over them.Large repairs
Florida's 25% rule can turn a big repair into a full reroof of that section; roof repair explains it. Permits and offices are on roof replacement.Timeline
None of the cost guides we checked publish a duration for a house-size flat roof. Ask for the schedule in writing, including how the roof is kept dry overnight if the work runs past one day.
HomeGuide suggests a professional inspection every three to five years and a look of your own at least once a year. On a porch roof, that look means checking the drain, the wall joint and any soft spots underfoot.
