Commercial Roofing in Tallahassee, FL

  • Cost: commercial reroofs mostly run $5.50 to $8 a square foot, within a full span of $4 to $12, so about $55,000 to $80,000 for a 10,000-square-foot building (SquareDash, 2026).
  • Timeline: one to three weeks for a 10,000-square-foot roof, longer when the building stays open and the work is phased (SquareDash).
  • Membranes: EPDM $4.00 to $6.50, TPO $4.50 to $7.00, built-up $5.50 to $8.50 and PVC $6.00 to $9.00 a square foot (SquareDash).
  • City permit: a commercial reroof in a covering other than shingles is $70.07 plus 2.7 cents a square foot, capped at $348.15 (City of Tallahassee, Oct 1, 2026).

Tallahassee Expert Roofing routes the request to a commercial roofing contractor who works on low-slope membranes and built-up roofs. Most commercial buildings have flat or low-slope roofs. On those, the membrane, the seams around rooftop equipment and the insulation under the deck decide both the price and how long the roof lasts.

Commercial Roofing Membranes

Every system below has to hold a design slope of 1/4 inch per foot on new work (FBC Building 1507.10 to 1507.12) and pass a wind uplift test such as FM 4474, UL 580 or UL 1897 (FBC 1504.3.1).

TPO Single-Ply

TPO is the most common choice: a white, reflective sheet whose seams are welded with hot air. It comes in 45, 60 and 80 mil, and SquareDash gives 60-mil TPO 20 to 30 years. HomeGuide lists TPO repairs at $2 to $9 a square foot. Like other flat roofs, TPO leaks mostly at punctures, worn seams and flashings, and clogged drains.

Modified Bitumen

Modified bitumen is an asphalt-based sheet, either heat-applied or self-adhered, usually finished with a granulated cap sheet. HomeAdvisor prices it at $4 to $8 a square foot. Lifespan estimates vary: InterNACHI says about 20 years, HomeAdvisor about 30.

Built-Up (BUR)

Built-up roofs are the old tar-and-gravel systems: layers of felt and asphalt under a gravel surface, good for 20 to 30 years by SquareDash's estimate. When a BUR roof is replaced, the old gravel can't be reused (FBC Building 1511.5). A roof that already has two layers, or is water-soaked, has to be torn off to the deck before anything new goes on (1511.3).

EPDM

EPDM is black synthetic rubber, glued or mechanically attached, with 25 to 35 years for 60-mil sheet (SquareDash). The black surface absorbs heat. SquareDash calls that a drawback in warm climates that a reflective coating can offset, and Leon County sits in energy climate zone 2A, warm and humid.

Commercial Roofing by Building Type

Rooftop air-conditioning unit on a raised curb with new membrane flashing wrapped up its sides on a restaurant's flat roof

Shops and Restaurants

Rooftop units must sit on curbs at least 8 inches above the roof, or on stands high enough to work under: 14 inches for a unit under 24 inches wide, rising to 48 inches for one over 60 inches (FBC Building 1510.10). On an existing building, the building official can accept older equipment if there's still room to repair and replace the roof around it. SquareDash points restaurants toward PVC because it stands up to chemical exposure. Phasing the work so the doors stay open adds 5% to 15% to the cost.

Offices

Where the insulation sits entirely above the roof deck, a roof replacement has to bring that insulation up to the energy code's tables (FBC Energy Conservation C503.2.1). A roof-only job doesn't trigger a new air barrier for the rest of the building. Ask for the R-value in the quote, because it changes the price.

Apartments and Condos

Florida requires every residential condominium association to have a structural integrity reserve study at least every 10 years for each building of three or more habitable stories. The roof is the first item it must cover (Fla. Stat. 718.112). It must state each item's estimated remaining useful life and replacement cost, and a funding plan to cover it. An engineer, an architect or a certified reserve specialist has to perform or verify the study. A contractor who bids on the study must tell the association in writing if it also plans to bid on the repairs. Associations that existed by July 1, 2022 had until December 31, 2025 to finish their first one. Buildings under three stories are exempt. A roof bid priced per building helps a board line replacements up with the study's funding schedule.

Churches and Schools

Some church and school campuses pair a steep sanctuary or classroom roof with flat-roofed wings. Shingles are allowed only down to 2:12; flatter sections need a membrane. Ask for each section priced on its own line. For the wind class on the steep parts, see architectural shingle roofing.

Warehouses

On a large, flat warehouse roof, re-covering over the existing roof can save 25% to 40% compared with a tear-off. That only works if the existing roof is sound, has a single layer and passes a core sample (SquareDash). If the coating route makes more sense, flat roof coating explains the moisture test that comes first. Citizens' one-time remaining-useful-life exception for commercial roofs is covered on roof inspection. Insurance claims after a storm go through storm damage roof repair.
