Roof Replacement Types for Tallahassee Homes
Not every reroof is the same job. The type decides what comes off, which inspections apply and where the money goes.

Full Tear-Off and Reroof
A full replacement strips the roof to the wood. The Florida Residential Code requires a tear-off when the old covering is water-soaked or worn out, already has two or more layers, or can't hold fasteners for the new one (R908.3). HomeGuide puts removal at $1 to $3 a square foot for shingles and $2 to $5 or more for tile. Once the deck is bare, an older house has to have it re-nailed and a secondary water barrier laid before anything else goes on; roof decking replacement covers the nailing schedule.

Partial or One-Slope Replacement
Replacing one worn or storm-damaged slope can make sense when the rest of the roof is sound. Florida caps how much of a roof can be redone in 12 months before the whole roof has to meet current code, and roof repair explains that 25% rule and its 2007-code exception. Ask to see a new shingle held against the weathered ones before you decide.
Roofs With a Flat Section
Some Tallahassee houses pair a shingled main roof with a near-flat porch, den or carport tied into it. The City wants any roof under 4:12 reviewed by its codes staff before it issues the permit, so the low section changes the paperwork as well as the material. Flat roof repair covers the membranes used on those sections.
Switching Material: Shingle to Tile or Tile to Shingle
On a 2,000-square-foot roof in Florida, HomeAdvisor puts asphalt shingles at $7,250 to $15,925 and concrete tile at $20,000 to $30,000. Tile is heavy, so a house built for shingles may need an engineer to check the framing first; HomeGuide prices any reinforcement at $1,000 to $10,000. Going the other way, tile removal sits at the top of the tear-off range. Tile roof repair covers tile systems in detail.

Re-Decking During a Reroof
Rotted plywood or OSB only shows once the shingles are off. HomeGuide prices replacement decking at $2 to $5 a square foot and Fixr at $2 to $8. A fair quote names how many sheets are included and the price per extra sheet, so a bad surprise on day one doesn't turn into an open-ended bill.

Why Tallahassee homeowners call Tallahassee Expert Roofing
- Your request reaches one roofer, never a call list
- Homeowners pay nothing to use this line
- Ask for the shingle wind class and Product Approval number in writing
- The roofer's estimate is free and you're not obliged to hire
Roof Replacement Steps, From Quote to Final Inspection
- STEP01
Written Quote
Ask for the roof area in squares, the shingle or tile line, its wind class, the underlayment method, the decking allowance and the permit cost, all on paper. On any home contract over $2,500, Florida requires a written notice about the state's Homeowners' Construction Recovery Fund (Fla. Stat. 489.1425). The architectural shingle page explains which wind class Leon County calls for.
- STEP02
Permit, Deposit and Notice of Commencement
Inside city limits, the City of Tallahassee's Building Inspection Division issues the roofing permit. Its FAQ requires one for work over 100 square feet, and its application form exempts jobs under $300. Outside the city, Leon County's DSEM office handles it at (850) 606-1300, and single-trade permits that qualify for its online system are issued immediately. The City publishes review times only for building permits (five workdays for a minor residential one), not roofing permits.
Two Florida rules apply before work starts. If you pay more than 10% of the price as a deposit, the contractor must apply for the permit within 30 days and begin within 90 days of it being issued, unless there's just cause or you agree to an extension (Fla. Stat. 489.126). And when the contract is over $5,000, a certified copy of the recorded notice of commencement has to be filed before the first inspection (Fla. Stat. 713.135). The City's form repeats that $5,000 trigger. The Attorney General's storm alerts add: don't pay in full up front.
- STEP03
Tear-Off
The old covering comes off down to the deck, and soft or delaminated sheets are cut out and replaced.
- STEP04
Deck Nailing and Dry-In Inspections
The City and the County both inspect before the covering goes on: code 115 checks the deck re-nailing and code 116 the secondary water barrier. In the County, the contractor also keeps a notarized reroof affidavit and printed photos of every roof plane, showing the address or permit number and a tape measure for fastener spacing.
- STEP05
Shingles or Tile Go On
The permit form and the County affidavit both ask for the covering's Florida Product Approval number, so the product on the roof should match the one on the permit.
- STEP06
Final Inspection
Code 917 is the roof final. Keep the permit number and the final inspection record. Insurers count roof age from the last full replacement, and roof inspection explains what that means for coverage.
Code Edition and Roof Lifespan in Tallahassee
The 2023 Florida Building Code (8th edition) applies to permits applied for today. The 9th edition takes effect on December 31, 2026, and Miami-Dade County's notice on the change says applications submitted on or after that date are reviewed under it. A December application and a January one can face different rules, so ask which edition applies.
How long the new roof lasts depends mostly on the material and the sun. Guides disagree, so the ranges below are wide:
3-tab shingles
About 20 years on InterNACHI's chart, 15 to 20 on HomeGuide's.Architectural shingles
About 30 years (InterNACHI) or 20 to 30 (HomeGuide).Concrete tile
30 to 50 years or more (HomeGuide).Clay tile
50 to 100 years or more (HomeGuide).
HomeAdvisor warns that Florida homes often get only the low end of each range, and InterNACHI says hot climates "drastically" shorten asphalt life. Plan around the shorter figure when you compare a shingle quote with a tile one.
