Residential Roofing Services in Tallahassee
Tallahassee's housing is middle-aged: the Census Bureau's 2020-2024 survey puts the city's median year built at 1988, and about 37% of homes predate 1980. With shingle lives of 20 to 30 years, a 1988 house with shingles has probably been reroofed at least once already. On a roof that age, what's under the shingles (the decking and how it's nailed) matters about as much as the shingles you pick. The jobs below are the ones people call about most, biggest first.

Architectural Shingle Roof Replacement
Architectural (dimensional) shingles are the step up from flat 3-tab: HomeGuide rates them for winds up to 130 mph against about 60 for standard 3-tab, and prices them at $400 to $600 per 100-square-foot square installed, against $200 to $500 for 3-tab. In Leon County the design wind speed sits between 115 and 120 mph. At that speed the Florida Residential Code's table calls for shingles tested to ASTM D7158 Class G or H, or ASTM D3161 Class D or F. The class is printed on the bundle wrapper. It takes ten seconds to check, so ask which one is going on your roof. On a tear-off of an older home, the code also requires the deck to be re-nailed and a secondary water barrier laid under the shingles. The City and County inspect both before the shingles go on.
See roof replacement in Tallahassee for the tear-off, permit and inspection steps, and architectural shingle roofing for wind classes and product lines. Panels on the roof? Read solar panel removal and reinstall first.

Roof Repair and Leak Repair
Leaks often start where something passes through or meets the roof: a cracked rubber boot around a plumbing vent, step flashing that has pulled away from a wall, or a worn valley where two slopes meet. HomeGuide lists a vent boot at $75 to $150, flashing at $200 to $500, and small repairs in general at $150 to $1,000. A repair over 100 square feet needs a permit, both inside city limits and in unincorporated Leon County. The 25% rule (below) decides when a large repair turns into a code-compliant reroof.
See roof repair in Tallahassee, or roof decking replacement when the plywood under a leak has gone soft.

Concrete and Clay Tile Roofs
Tile costs roughly twice what shingles do. HomeAdvisor's Florida figures for a 2,000-square-foot roof are $20,000 to $30,000 in concrete tile and $22,000 to $32,000 in clay. Florida code points tile installers to the FRSA/TRI high-wind tile manual for fastening, slope and underlayment. Tile is heavy, so a home switching from shingles may need an engineer's check first; HomeGuide sets reinforcement at $1,000 to $10,000. Salvaged tile can only go back on to repair a tile roof with matching tile, and cracked tiles can't be reinstalled.

Flat and Low-Slope Roofs: TPO and Modified Bitumen
Porch roofs, carports, mid-century additions and dens tied into a pitched roof are often too flat for shingles. Shingles need at least a 2:12 slope, and the City wants roofs under 4:12 reviewed before it issues a permit. On those sections the choice is usually TPO, a white heat-welded membrane that HomeGuide puts at $4 to $10 a square foot, or modified bitumen at $4 to $7.50. Membrane roofs need a design slope of at least a quarter inch per foot so water doesn't pond, which matters during summer downpours.

See flat roof repair and replacement. Manufactured homes follow their own rules: mobile home roof repair.

Storm Damage Repair and Insurance Claims
Tree canopy covers 55% of Tallahassee, much of it water oaks, so limbs on roofs are as much a storm problem here as wind. On May 10, 2024, an EF2 tornado damaged the roofs of a hotel and a shopping center near Capital Circle NW. Photograph the damage before anything is moved. A new claim must be reported within one year of the date of loss (Fla. Stat. 627.70132). Florida also bars roofers from offering gift cards, deductible waivers or rebates for letting them inspect your roof or file a claim, and from negotiating the claim for you unless they hold a public adjuster license. A roofer who offers any of these is breaking state law.

Emergency Roof Tarping
A tarp is a stopgap. It keeps the rain out for the few days or weeks it takes the insurer and the roofer to look at the damage. HomeGuide puts emergency tarping at $175 to $700 for a typical job, rising to $1.00 to $2.80 a square foot after hours. Leon County doesn't require a permit for temporary tarping. Ask for the tarp to be battened down along its edges, so wind can't lift it and let rain in underneath.

Roof Inspections and Wind Mitigation Upgrades
Insurers ask for two kinds of roof paperwork. A roof-condition inspection shows how much life an older roof has left; Citizens' roof inspection form can be signed by a Florida-licensed contractor, a building code inspector or a home inspector. A wind mitigation report, on state form OIR-B1-1802, records the covering's permit date, the deck attachment, the roof-to-wall connections, whether the roof is hipped, and any secondary water barrier. A qualified inspector fills it in, not a roofing contractor. The roofer's part is the upgrades the form gives credit for, and a reroof is the cheapest time to add the deck re-nailing and sealed deck. HomeGuide puts a general roof inspection at $100 to $400.
See roof inspection and roof certification for insurer paperwork, and wind mitigation roof upgrades for the work that earns the credits.

Seamless Gutter Installation
With almost 59 inches of rain a year, gutters do a lot of work here. Seamless aluminum gutters are formed on site from a coil, so there are no joints along a run to leak. HomeGuide prices new gutters at $12 to $25 a linear foot, or $2,200 to $5,000 for a typical house, and most installs take one to two days. Six-inch gutters cost $1 to $2 more per foot than five-inch, and carry more water than the five-inch size.
See seamless gutter installation for new runs. Existing gutters that sag or drip belong on gutter repair, and gutter guards compares the cover types.
Roof Ventilation, Flashing and Skylights
Attic ventilation is set by code: one square foot of net free vent area per 150 square feet of attic. That drops to 1 per 300 when 40% to 50% of the vents sit near the ridge and the rest are low at the soffits. A poorly vented attic holds heat and moisture, and the Florida Solar Energy Center puts roof and attic heat gain at about 20% of a home's cooling load. Skylights and chimneys leak at their flashing, and both are usually reflashed during a reroof.
See roof and attic ventilation, roof and chimney flashing repair, or, for a leaking skylight, skylight repair.
Soffit and Fascia Repair
Fascia boards rot first behind gutters that have overflowed for a few seasons, and a soft fascia can't hold gutter hangers or a drip edge. Rotted soffit panels also let squirrels and birds into the attic. Ask for both to be checked whenever the roof edge is opened up.
Roof Cleaning and Algae Stains
The black streaks on many shingle roofs are algae (Gloeocapsa magma), not dirt. In humid places they can appear within three years of a new roof. Manufacturers warn that pressure washing strips shingle granules, so soft washing is the usual method. If you're reroofing anyway, algae-resistant shingles with copper granules cost about 5% to 15% more, according to HomeGuide.
See roof cleaning, and gutter cleaning if the gutters are full while you're at it.
Metal Roofing
Standing seam and screw-down metal panels also turn up on Tallahassee homes, porches and barns. HomeGuide puts metal at $5 to $16 a square foot installed, with standing seam at $9 to $16. Our partner roofer can quote metal alongside shingles if you want to compare the two on the same roof.
What a New Roof Costs in Tallahassee
A full roof replacement in Tallahassee typically costs $8,550 to $14,400 according to HomeAdvisor's Florida guide (updated June 2026), with $11,050 as the local average. The material, the size and pitch of the roof, and what has to come off first move the number more than anything else.
| Cost item | Typical price | Source |
|---|---|---|
| Asphalt shingles | $3 to $5 per square foot for 3-tab, $4 to $6 for architectural; $7,250 to $15,925 for a 2,000-square-foot shingle roof in Florida | HomeGuide; HomeAdvisor |
| Concrete or clay tile | $20,000 to $30,000 for concrete, $22,000 to $32,000 for clay, on 2,000 square feet in Florida | HomeAdvisor |
| Flat and low-slope | TPO $4 to $10, modified bitumen $4 to $7.50 per square foot | HomeGuide |
| Metal | $15,225 Florida average | HomeAdvisor |
| Tear-off and deck | Removing shingles adds $1 to $3 a square foot, tile $2 to $5 or more; rotted plywood decking $2 to $5 a square foot to replace | HomeGuide |
| Permit | City limits: $18.61 to apply plus $174.08 for a one-family reroof, before state surcharges. Unincorporated Leon County: a flat $241.45 | City of Tallahassee; Leon County |
A $30,000 quote isn't automatically too high. On a large tile roof it can be fair; on an ordinary ranch house with shingles it's well above the guides. Ask for a quote that lists roof area in squares, the shingle line and wind class, the underlayment method, how much decking is included, and the permit.
Commercial Roofing in Tallahassee
Low-slope roofs are much more common on Florida commercial buildings than on homes. SquareDash's 2026 cost guide puts commercial reroofing at $4 to $12 a square foot, with most jobs between $5.50 and $8.
Offices, Shops and Restaurants
A low-slope strip center or stand-alone building is roofed in a membrane such as TPO, PVC or modified bitumen, with flashing around each rooftop HVAC curb. Work is often phased so the business stays open. Where the insulation sits above the deck, a replacement has to meet the energy code's insulation tables.
See commercial roofing in Tallahassee. Builders and owners adding on can start with new construction roofing.
Apartments, Condos and HOA Communities
A condo association with buildings of three or more habitable stories needs a structural integrity reserve study at least every 10 years, and the roof is part of it (Fla. Stat. 718.112). Boards usually want quotes per building so they can schedule replacements across several budget years.
Churches, Schools and Nonprofits
Some church buildings combine a steep sanctuary roof with flat-roofed wings and offices, so one bid can cover shingle, tile and membrane work. Ask for the bid to price each section separately.
Warehouses and Light Industrial
On sound metal or membrane roofs, a silicone or acrylic coating can add years at a fraction of replacement cost. HomeGuide prices silicone at $1.50 to $4.50 a square foot, lasting 10 to 15 years. A building with wet insulation or failed decking needs a re-cover or a tear-off instead.
See flat roof coating for silicone and acrylic systems.
Florida Roofing Rules Every Tallahassee Owner Runs Into
At least one of these comes up on nearly every Tallahassee reroof, and most quotes never mention them.
The 25% rule
Repair more than a quarter of a roof in 12 months and the whole roof has to meet current code. A roof built or replaced under the 2007 code or later is the exception: only the new section must comply (Fla. Stat. 553.844).Roof age and insurance
Insurers can't refuse or drop a home policy only because the roof is under 15 years old. An older roof with an inspection showing five years of life left is protected the same way (Fla. Stat. 627.7011).Wind mitigation credits
Insurers must give discounts for roof covering, deck attachment, roof-to-wall connections, hip roofs and secondary water barriers, and since October 2023 must explain them on their websites. A reroof is the cheapest time to add the deck re-nailing and the sealed deck.My Safe Florida Home
A free wind-mitigation inspection, then up to $10,000 in matching grants for eligible upgrades. Get approved before the roofer starts, or the work won't qualify.City or county permit
Inside city limits, permits come from the City's Building Inspection Division. Outside them, Leon County's Development Support and Environmental Management (DSEM) office handles them, phone (850) 606-1300. Both inspect deck re-nailing and the secondary water barrier before the final inspection.Notice of commencement
A roof contract over $5,000 needs a recorded notice of commencement before the first inspection (Fla. Stat. 713.135).Deposits
More than 10% down starts the 30-day permit and 90-day start clock (Fla. Stat. 489.126). Florida's Attorney General also advises against paying in full up front.License
Roofing contractors must hold a state CC (certified) or RC (registered) license. Check it on DBPR's Verify a Licensee page before you sign.
How a Roof Request Works
- STEP01
Tell Us About the Roof
Call or send the form with the address, the roof type if you know it, and what's wrong: a leak, storm damage, or a roof that's simply worn out.
- STEP02
One Local Roofer Gets in Touch
Your request goes to one independent roofer who works in Tallahassee, not to a list of companies that all call at once.
- STEP03
Inspection and Measurements
Expect the roofer to go up on the roof and, for a leak, into the attic too. A proper visit measures the roof in squares, counts the layers and probes for soft decking.
- STEP04
A Written Scope and Price
Ask for the product line, the wind class, the Florida Product Approval number and the underlayment method in writing, along with the price, the deposit and the start date.
- STEP05
Permit, Install and Final Inspection
The roofer pulls the City or County permit. Inspectors check the deck nailing and the water barrier before the roof covering goes on, and then do a final inspection.

How Long Each Roof Type Lasts in Florida Heat
Tallahassee's mean daily high is close to 80°F across the year, and summer sun on a dark roof is what wears out asphalt. Estimates vary by guide, so treat these as ranges, not promises.

Roofing Service Area: Tallahassee and Leon County
Requests come from inside Tallahassee's city limits and from the unincorporated parts of Leon County around it. Which side of the line you're on decides who issues the permit: the City's Building Inspection Division or Leon County DSEM. The fees differ too, $192.69 plus surcharges for a city reroof against a flat $241.45 in the county. The roofer checks the jurisdiction from your address before pulling the permit.
